We want your home buying experience to be about you and your needs, wants, and goals. To make that happen, we always start by asking questions, listening, and gaining a thorough understanding of the direction you are trying to move in so we can help you get there as smoothly as possible.
A critical first step in the process of buying a home is establishing how you will be paying for your new home, whether that is using a mortgage lender to source the funds for your purchase or your own cash, or a combination of the two. We can help you evaluate the best choice and connect you with top notch lenders that can offer the most competitive interest rates, closing costs, and the highest level of service.
Whether you are a first-time buyer or have owned many homes, we will share all of the best resources, websites, and methods for finding the types of homes you are looking for that fit the lifestyle you are trying to achieve, whether they are listed with a real estate agent or for-sale-by-owner. Our hope is to leave no stone left unturned in helping you to find just the right place, even if that means going door-to-door for you to find homes that match your preferences and priorities. We’ve done it!
Once you’ve found homes that show promise, it’s time to take a look in person or by virtual showing if you are out of town. It’s not always easy finding the right home. When a good option presents itself, it’s important to get out as soon as possible to confirm if what you are seeing online matches what you see in person. After all, the internet doesn’t offer a scratch and sniff option. If you are out of town and cannot go yourself, we can go on your behalf and take detailed videos that show not just the positives, but the negatives too. While on the property, we will help provide our expert insights to help you appreciate the features, risks, and benefits you may not otherwise have known. We’ll have some fun too, always!
Once you are ready to write an offer, we ask questions designed to help us understand your highest priorities. Again, we listen. We help you evaluate whether the home you want is a good buy and the potential risks or pitfalls with the property and the purchase process. Then, we coach you on how to write an offer that protects your best interests while also providing you with the most effective and competitive strategies for getting the home you want at a fair price given current market conditions. We have a reputation for sophisticated negotiations, integrity in our process, industry-leading contract verbiage, and winning bidding wars. Relax. You’re in good hands!
After the anticipation, anxiety, and excitement of the offer process and knowing you got your offer accepted, your head will inevitably be spinning out of concern for all that needs to be done and in what order. This is where we come in to rescue you from any stress you might be feeling. Within one business day after your offer has been accepted we will send you an email detailing literally everything you need to do next, plenty of which we actually do on your behalf. You will have a numbered checklist and a simplified record of the important dates and deadlines in the contract that need to be honored. If you are financing the purchase with a mortgage lender, we will handle getting the contract over to the lender and making sure everyone involved is on the same page. Relax. We got this!
Making the wrong move when buying a home can be a really expensive mistake. We will help you navigate your way through the inspection process, solicit estimates for repairs, and guide you through learning about the property you are buying. We have the experience, checklists, contractor relationships, industry knowledge, and negotiation skills to help you avoid expensive mistakes and work with the sellers of the home to address any major issues with the property.
Just before you get the keys to your new home, there are a lot of final details to wrap up. There may be repairs to the home that need to be confirmed as completed. There may be financial figures that need to be reviewed and approved. A final inspection of the property just before closing will be done to make sure no damage was caused to the home when the sellers moved out and to confirm that no new maintenance items have popped up. We have you covered!
