Step 1: Getting to Know Your Goals as an Investor

Investing in real estate, especially now, is one of the smartest things you can do. Real estate is among the highest performing investments of all time and can help to generate income, build generational wealth (preferably both), and also provide significant tax savings. Step 2: Financing: Loan or Cash

Financing for investors is unique and requires thoughtful planning, usually in cooperation with your accountant, tax advisor, lender partner, and attorney. If you don’t have these professionals yet, no problem! We have a fantastic network of professionals who can help. If you are not planning to use cash for the purchase, you will need to get pre-approved with a lender and learn their requirements for your specific situation. Our network of the very best lender partners are an invaluable resource in securing the best financing. We will help coach you on the down payment that makes sense for your goals and for the best cash flow, return on investment, and return on cash; 20% is the typical minimum requirement for most lenders.

Step 3: Finding & Evaluating The Right Deals

Cory Rath’s background before selling real estate was in property management, which involved helping to manage more than one thousand rental units. He has maintained those property management connections since transitioning to real estate sales in 2011. These connections have served the vital role of not only finding off-market deals, but also working with highly qualified, active property management partners to evaluate the financials and operations of any deal to ensure you are making a sound investment.

Step 4: Seeing Properties In Person or Virtually

Once financials have been vetted and we know the property or complex is worth considering further, we move on to a site visit to assess the property’s condition in person. If you are able to be present, great! If not, we regularly use FaceTime and Google Meet to bring our clients along. Alternatively, we can take detailed video that we upload to an unlisted YouTube link so you can see what we are seeing, including the flaws and deferred maintenance to help inform a potential offer.

Step 5: Evaluating Self-Management vs. Hiring A Property Management Company

If you already have a preferred property management company you are working with, we will work collaboratively with them. If you need help finding a quality property management company, we can help with that too. If you plan to manage your rentals yourself, we have some advice we can lend to make that more successful. Whether or not you choose to work with a management company depends largely on the type and number of rentals involved. We’ll walk you through your options to help you make the decision that best fits your needs and preferences.

Step 6: Submitting & Negotiating An Offer

Once we have sufficient knowledge about the investment opportunity and know the deal makes enough sense to move forward, we will help you formulate an offer with the most advantageous contract language, specific terms, and deadlines to ensure you are getting the best possible price and overall terms. This is where experience really pays off! We know the norms of the market, the nuances of contract language that can benefit or harm you, and have built relationships of collaboration with the other investors, realtors, and property managers in the area to get deals done.

Step 7: Due Diligence

Once we have a contract or letter of intent secured for the property, we move through due diligence to learn as much about the property as we can to assess whether the investment is still sound upon further investigation, which may include having inspections of the physical condition of the property, walk-throughs to identify deferred maintenance projects, noting any capital campaigns in progress, investigating insurance costs and projected increases, etc. This is our time to satisfy any lingering questions or concerns before moving forward with the purchase.

Step 8: Closing & Moving Forward

Just before we get to the closing date, there are a lot of final details to wrap up and legally required documents to review, approve, and sign. We’ll be working with your lender, if applicable, or the closing company if you are using cash for the purchase. We’ll loop in any professionals like your accountant, especially if a 1031 Exchange is involved. We’ll make sure copies of all existing leases have been delivered and deposits to be transferred are appropriately accounted for at closing. Again, we’ll use our experience, checklists, and processes to ensure a successful start with the property you are buying, whether the addition to your portfolio is property #1 or #300.
